Still, we have our challenges as we go forward during the current economic situation. Vacancies are up, and while this is normally a matter of concern, it’s also an opportunity for companies to secure better terms. Building owners, in offering these terms, can realize an immediate impact on their bottom line by filling the space.

As we move more into the redevelopment mode, prospective buyers have an opportunity to secure better pricing for long-term development. And for long-term owners who are contemplating selling, while they may see valuation of their property sliding, they still can realize a tidy profit and then have capital to move on to their next venture. Redevelopment will enhance the visual allure of the Airpark. Newer buildings will be taller and contain better and more modern amenities for companies occupying the space. And more companies with high paying jobs will add to the already significant economic impact of the Airpark, not to mention adding tax revenues to city coffers.

Redevelopment and the future of the Airpark is predicated on the City coming up with a transportation plan that accomplishes two objectives. It must allow for timelier access to the Airpark and establish smoother movement throughout the Airpark, once here. Planned and anticipated development at Scottsdale Road and Loop 101 and development along the 101 on Indian land will impact redevelopment and spur resolution of the transportation issue here in the Airpark.

The opportunity is before planners and developers front and center. Work with owners and businesses contemplating relocation and do it through a tenuous economic climate with anticipated competition on the horizon. It’s no small challenge, but its not going away and the City must be up to the task. It’s part of what all communities go through; grow and enhance or fade to the back row. Scottsdale has a unique opportunity to solidify its position as a strong attractive business community, to go along with its reputation as an attractive resort destination.
